In June 2022, Goodier Properties purchased 6200-6250 Old Dobbin Lane, a six building suburban office portfolio, and will be repositioning this asset into a medical office neighborhood. The 250,000 SF campus is centered around a tranquil greenspace with two ponds, walking paths and bridges, and generous outdoor seating and gathering areas.
The project is located moments from Howard County General Hospital, and provides the existing population base and the growing Route 1 corridor with a centralized location in the heart of Howard county with first class health care options.
On top of its central location accessible to the entirety of the Howard County population, the project is conveniently located within the Dobbin Crossing and adjacent retail corridor, boasting tenants like Target, Walmart, Wegmans, Dicks Sporting Goods, TJ Maxx, REI, and many other national and regional retailers.
The project has easy access to/from some of the Nation’s best Hospitals and medical systems in Maryland including Johns Hopkins, University of Maryland, St. Agnes, Medstar, and Mercy to name a few.

As campus wide renovations take place, Goodier Properties and its partners look to redefine and innovate what a healthcare campus is, by creating a true medical neighborhood center for patient care and collaboration to help lower costs and improve outcomes for patients, while also improving communication between primary care providers and specialty care practices.
In its first year, the repositioning is already in motion with signed Leases from Premier Medical Management, FirstCall Medical Center, Centennial Medical Group, Columbia Medical Practice, Potomac Valley Orthopeadic, and other specialist, totaling over 100,000 square feet to be opened in 2023. The center will ultimately be rebranded as the “Howard County Healthcare Neighborhood”, and become the premier neighborhood healthcare destination in the area.

Goodier Properties has already seen success with Medical Office in the Columbia area. In 2018, they purchased the Columbia Professional Center located at 10840 Little Patuxent Parkway which was roughly 33% leased and falling into disrepair. After a full renovation, they attracted and signed leases with Johns Hopkins Imaging and Ethos Health Group, and ultimately sold the project to Thomas Park Investments, a private equity real estate group specializing in owning and managing medical real estate, in December of 2021.
Premier Medical Management (“PMM”) brings a vision for a new environment to receive healthcare to Howard County. “We recognized a need to consolidate the majority of Howard County’s patient population into a Medical Neighborhood where Primary Care Providers could work directly with Specialists with an agreed upon goal of improving communication between practices and improve clinical outcomes while simultaneously lowering healthcare costs,” stated Connor J Ferguson, Managing Partner of PMM. He continued to describe an ecosystem that allows patients to access healthcare at their leisure through the onsite Urgent Care (Opening 2023), and care pathways that will eliminate waste in the healthcare system. Groups who join the anchor tenants in the project should benefit from these value-added patient benefits through increased volumes and expense reduction through access to sales contracts with special pricing from some of the Nation’s largest medical vendors who also see value in this newly formed Medical Neighborhood. Ferguson went on to state “Our vision is shared by our vendors who support medical practices, and they are rewarding our strategy by reducing supply costs for those who join in the Medical Neighborhood.”
Newmark, Goodier Properties, and Centennial Medical Group plan to host an open house to show the project to local brokers, prospective tenants, and service providers this winter. More information on this event will be released in the coming months.
